Determine Startup Costs
So let’s say that, after analyzing the market, you come to the conclusion that your idea will sell like hotcakes. But perhaps one factor that is standing in your way is high start-up costs.
Start-up costs include things like paying for a place to work out of, buying all the initial equipment, furniture, and tools necessary for the business to operate, possibly legal fees and consultation fees, licensing fees, communication fees for telephone and Internet services, taxes, buying raw materials if you plan to manufacture a product, and marketing your new business venture. When you start adding it all up, it can become a little daunting.
At this point you might need to ask yourself if there is some way that you can maintain the quality of your potential service or product, yet cut some of the initial costs to start. This is when creativity will come into play. Anyone who is rich can throw money at a problem, but if you have a lack of funds, this will be the impetus you will need to get creative and find other solutions. (Not to mention that people pay big money for creative ideas that lead to solutions to problems–that can be a business in and of itself, if you have a talent for it!) This can give you vital information you will need to potentially lower costs, improve productivity and increase the amount of money you can make. Then, when you start making money you can hire some employees to help you. It will also make it easier when you have to train employees, because you will understand all the requirements of every job your business must perform to stay in business and how they interact with each other, because you will have worked them all yourself.
Be certain to keep an open mind during the business planning and start-up cost phase. Individuals do have to meet certain criteria and requirements, in order to qualify for First Home Owner Grants. These grants are funded by the Australian Central Territories Revenue Offices, however, they are implemented by each state individually. This can mean, more grants being available in some circumstances, and non applicable in others. Exact details can be found on each relevant state’s website, including forms needed to make an application. When applying for First Home Owner Grants, it’s essential to supply ALL the necessary documentation, as incomplete applications can not, and will not, be processed. First Home Owner Grants were introduced on July 1st 2000, as a way to offset the new Service & Goods Tax, also made effective, by the Australian government, on that day. If you, your spouse, or partner, have received a grant before, in any state of Australia, you will not be eligible for another.
First Home Owner Grants are available to individuals aged eighteen and over, and excludes trustees or companies. The state commissioner can exercise his discretion and exempt certain individuals from the minimum age requirement. In all circumstances, at least one applicant, must be a citizen, or permanent resident of Australia. Or, with regards to joint applications, one of the applicants must be a citizen or permanent resident. In most states, citizens of New Zealand, with a special category visa, relative to section 32 of the nineteen fifty eight ‘Migration Act, are eligible. Plus, any resident with a permanent visa, under section 30(1) of the same act. In all cases, First Home Owner Grants can only be used to purchase a permanent residence. One which the applicants must live in for a continual period of at least 6 months, and within twelve months of receiving the Grant. Or, with regards to newly constructed homes, within twelve months of it’s completion.
The price of the property, and income is not applicable. However, eligibility, for First Home Owner Grants, is relevant to the property or land you purchase. Whether that might be a new or resale property already signed for, or any property or land previously purchased, eligibility varies depending on state. Most states will, almost certainly, include houses, apartments and units, plus land to be used for the construction of a new property. To be considered for First Home Owner Grants, any property or land must be used as a lawful and legal, permanent, residence.. Considered to be suitable for use as such, by the state commissioner. In some states, this will include land purchased for placing a permanent, static, mobile home. Making an application through an approved agent, usually with banks and similar financial institutions, will be the quickest way to apply and receive First Home Owner Grants. Although you can download forms and apply directly to the State Revenues Office. An agent will ensure the correct documentation is enclosed and that you are also eligible. How quickly you will receive the grant depends on how complete your application is and whether you’re buying, or building your First Home.

The plait of the Northeast skier. Skiers and snowboarders from the northeastern states known as New England has many hurdles to overcome in order to pursue there Passion. First and foremost travel. Most skiers and riders have to travel a significant distance to the mountains. Unless you live north of Boston, Springfield Ma or Albany NY the drive time to a resort or ski area is at least 3 hours minimum. Don’t get me wrong there are lots of ski areas south of this imaginary line. Such as Yahoo ski area in Rhode Island, Southington, and Sundown in Ct. These areas are perfectly suitable for day and night skiing and riding if one lives close. To find true mountain riding above 2000′ (where the snow is) travel north is a necessity. My bet would be that 80% or more skiers and riders must travel north. Depend on location you are leaving from, it will take 3 hours to 6 hours to reach a favorite resort.
Say 2.5 to 3 hours from Boston to Loon Mt in Lincoln NH or Hartford to Stratton Mountain. From Boston or Hartford is a 5 hour trip, and from the same starting points to the very best riding Jay Peak Vermont or Sunday River in Bethel ME. A driver can expect to add at least 1 to 2 hours. Add another hour to Sugarloaf USA in Carrabassett Me. Of course along this line is the Berkshires in MA. and Mt Wachuttsetts north west of Worchester Ma. The Berkshires are probably the easiest for skiers and riders from southern New England to get too, but leaving from Boston or Cape Cod Waterville Valley, Loon and Cannon Mt in New Hampshire AKA SKI 93 are the best bet when considering distance and travel times. Traveling to Mount Washington’s South Eastern side to North Conway and Bartlett NH drivers can expect to add 1 or 2 hours to the trip sense there are no highways. As one can gather it take some work to get to your favorite resort. Dedicated skiers and riders in New England are known for getting in there cars at 3:00 AM and driving 5 plus hours to make the ” Milk Run”. AKA the first chair that brings up the gear and lift attendant. These days resorts charge extra for this and call it first tracks. Add Blizzards and traffic and the true dedication of a skier or rider in the Northeast becomes apparent.
The next thing skiers and snowboarders in the northeast must deal with is the ever present ice on the trials. I said to my Orthopedic surgeon I was going to Loon Mt in NH and the first thing he said was “Going to Ski ice huh” We as Skiers and riders in New England have to deal with these comments constantly. Of course my surgeon can afford a place in Telluride Colorado after working my shoulder. All 3 of my Surgeons have places out west. Without huge storms like Colorado Utah and the Sierras of California get hit on a regular basis resorts and ski areas in New England rush right out and pack and stock pile the snow. Usually they will leave the powder alone the first day of a storm, but after that looking for powder stashes becomes routine. Stashes can usually can be found for a few days after a storm. The first months of ski season in New England the resort blow snow day and night to build a base, but after January the production of snow stops. I always here people talking and wondering why that is. I will Tell you water and money. Snow making uses lots of water and diesel fuel along with electricity and labor.
If a resort can acquire a hard pack base of 18 inch’s and up by mid January they can try and stay open until mid April or longer. Killington use to stay open until June, but that will remain to be seen over the next couple years with new owners taking over. We use to use Killington as barometer for ski season in New England but it looks like those days are over. The longest season and the best snow in my opinion is Jay Peak in northern Vermont. Jay is a remarkable place. When the rest of New England is jonesing for snow it is usually snowing at Jay. They get a weather patterns were moisture moves in from the west and cold air from Canada which interns creates snow squalls constantly. With glade and tree skiing making a come back one conceivably ride Jay all day without being on a cut trial. I say conceivable because all trials including glades have been cut in some way even if its just cleaning them up. It use to be going into the woods going off piste or jumping would be grounds for losing your ticket. The dream is to spend winter in the mountains and Summer on the south coast, but for most New England skiers and Snowboarders a road trip is a necessary evel. I change “evil” to “evel” for a reason it’s not evil do what it takes to get to your dreams as long as it hurts know one. I have written this article not to discourage folks from skiing and riding New England , but to highlight what we have to contend with the pursue our love of the sport.
Skiing and Snowboarding in New England may not be like the big mountain skiing of the west, but one can spend a life time enjoying the sport in New England and the smaller ski areas south. I have been skiing in New England my entire life and have visited just about every hill or mountain. I also write a blog based on skiing, snowboarding, hiking and backcountry camping in the White, Green Mountains and northern woods of Maine.

Guilt has been utilized for centuries to get the masses to cooperate. On a more personal level, mothers, fathers, teachers, children, clergy, friends, employers, and partners use the powerful tool to control one another. But guilt forces people to depart from their true, authentic natures and adopt a falsehood. If you participate in this inauthentic way of being, it likely eats away at your healthy sense of self – a constant reminder of your being “less than.” You’ve done something wrong. You are not ok.
In order to assuage the discomfort of the feelings that go along with having misbehaved or displeased someone, including God, what people typically do is change their behavior in order to regain approval. This change is usually a mask, an act of sorts, designed to make you appear to be more acceptable by whoever or whatever it was that originally placed judgment on you.
Sometimes these masks and acts (which I see as inauthentic ways of being) are donned at a very early age. I am reminded of a time in kindergarten when I casually tossed my uneaten sandwich into the girls’ bathroom trash. The teacher saw it, discovered it was mine, and proceeded to speak to me in such a way that I felt humiliation. To avoid future episodes of being shamed by teachers, I quickly learned to be more sneaky and secretive. I’d be sure to get rid of future kindergarten grub in a way as to not draw attention to myself. I would simply appear to abide by the rules, but would go on rejecting any lunch I deemed unsuitable for my 5-year-old taste buds. As a result, I would do things my way but feel guilty about it because I knew I was behaving falsely. My appearance belied the truth.
This is a mild example, but in a basic way it shows how inauthentic ways of behaving are linked to guilt. When I work with someone who wants help with their guilt, I look for the gap between what is true for the person and what is their “act.” When this gap is bridged, guilt begins to fade away. Guilt is the gap between our true selves and that which is false.
It can be humbling to face where we have been inauthentic. In the example I gave about my sandwich episode, in order to feel no guilt I could have owned up to a few things about myself.
1. I didn’t want to do what I was told. I had a defiant streak.
2. I wanted to “do lunch” my way.
3. I wanted to be seen by those in authority as “good” so I could avoid the discomfort that goes along with humiliation, shame, and judgment.
4. I didn’t always fit the model of “good” even though I thought I should.
I did eventually own these truths about myself and realized they were not the end of the world. I found I didn’t feel guilt anymore (because these same four points related to many things in life, not just the sandwich).
It’s a liberating process to free yourself from guilt. Facing the truth of what is, of what is the truth about you, is like unlocking the door of your own self-imposed prison. Then, learning that the truth is what it is, that you behaved in ways that are deemed undesirable by the standards you accepted for yourself, and that you felt ashamed of it, this is what is truly freeing. It is a heavy burden to hide your authenticity from others. When you begin to recognize your gap and your own truth emerges you get to trade the old burden for something more empowering: personal responsibility and integrity.

This year promises to be a good one in terms of the grants that have been given out to American citizens this year. There is a drastic improvement in the quantity and the amounts of funds given away, not to mention there are still millions more available.
Considering last year in 2008, there were one million dollars handed out in government education grants for example. This year, 40 million dollars have been awarded to mothers alone through the Federal Pell Grant program. That does not include any other groups of individuals that may have obtained them. They are still trying to give away millions more out of the 16 billion dollars allocated for this program.
Here is another comparison to previous years. The government usually only gives around fifty billion dollars for grants out of its total budget every year, which may or may not have been used up. So far in 2009 that amount has almost been reached just in through the housing grants programs. In fact, five times that amount has gone to health and human service grants, and the year isn’t even over yet. Compare this amount to the 2.25 million that went into the same sector last year.
The reason for this increase is so that the personal debt load of the average American will either be reduced or further debt will be prevented and citizens can start to spend money again. There have been hundreds of millions of dollars going towards housing grants, medical and loans assistance and other various grants to do just that.
The reason for the higher number of applicants is the loosened rule system that the government has brought forth. Restrictions on these grants used to be that only the low income bracket families making the salary restriction of about $20,000 or slightly higher could apply. The income level has been raised to $30,000 meaning that millions of families that didn’t make the cut before this year now do.
There are plenty more areas of government grants that have major funding added to them and for anyone that is having trouble paying their debts that are earning less than $30,000 a year it is suggested that they take a look at these grants. Chances are there will be something that can help.
