Homeowners who think they can’t refinance their real estate mortgage because of a low FICO score or bad credit, need to think again. There are many homeowners today who got caught up in the mortgage loan implosion. This occurred after foreclosure rates went up and the more lenient loan programs were eliminated as a result of foreclosures increasing. These homeowners may have got into their home loan mortgages with low qualifications and low FICO scores and now they cannot get out of them. Some borrowers are in adjustable rate mortgage loans where the interest rates continue to rise. As the real estate mortgage crisis continues, lending guidelines continue to get tighter, increasing the number of homeowners who cannot get refinanced.
In the face of the lending underwriting guidelines getting stricter, the real estate market does not seem to be cooperating. As the number of foreclosures and bank owned properties goes up, real estate equity goes down due to the declining real estate markets. As the equity shrinks on real estate, the credit denials increase. The reason for this is of course, lower equity increases the risk of the lender.
Many homeowners who have been told, “NO!” for a mortgage refinance may have given up on trying. They may have given up too soon. The future may be brighter for some who apply. Right now there is a program available 95% loan to value with cash out to those with low FICO scores and in some cases can go to as low as a 530 FICO score. The interest rate for this low equity loan program is about the same as the best conforming rates for borrowers with 20% equity or more.
The loan program is far more lenient than standard agency loan programs which are Fannie Mae or Freddie Mac approved. This will help many homeowners perhaps get out of the jam they are in buy getting them refinanced into a lower rate and help them take some cash out too. 1) Payroll Granting payment terms is an accommodation to customers that often leads to more business. However, matching payment terms to payroll needs is often impossible. This is one of the most common reasons for a company to factor.
2) Taxes (usually payroll) Factoring advances can help speed up cash flow and provide immediate cash to help catch up on delinquent taxes and arrearages
3) New Business Many small businesses owners do not solicit, or decline, business from potential new customers that pay in 30 days or longer due to their cash flow restraints. Having factoring in place gives business owners a powerful tool with which to become more aggressive in their marketing efforts to win new, larger accounts.
4) Taking supplier discounts and early payment discounts With a factoring arrangement in place, the business owner can approach its suppliers to grant price reductions for early payments or volume purchases. In many cases, the price reductions may offset, or even be greater than, the factoring fees.
5) Inventory purchases and expansion Factoring doesn’t address this directly, but clearly having freed up working capital can provide more flexibility when volume purchases of new inventory are required or desirable.
6) Providing working capital in cases of bankruptcy Factoring is one of the few financial resources available to businesses operating in Chapter 11 bankruptcy because factors are buyers, rather than lenders, who help to enhance cash flow.
7) Owner buyouts and partnership breakups When a business must be divided, factoring can provide the surviving partner the liquidity to buy an equity position
Natural disasters Factoring can bring cash quickly to bear on unforeseen circumstances ranging from floods and hurricanes to “sticky” divorces.
Since you probably don’t qualify for much bank financing or lines of credit; don’t have much commercial credit history, if any; and, you may have used most of your own personal funds to keep your business running, factoring can be the only way for you to raise the operating capital you need to keep your business running and to take it to the next level.

We all know how historic the 2008 US Elections have been, President Barack Obama has a lot of ‘first’ in history now, one of them being the 1st presidential candidate who owes a big portion of his ‘thanks for helping me win’ to the Internet!
Social Media Networking played a massive role in Obama’s campaign, he has MySpace, Facebook, YouTube, Twitter, his website and even an SMS opt in. What are the factors that made all the difference for Obama’s campaign? It wasn’t anything new, they didn’t invent anything special, rather they combined different social networking applications that had a huge impact on people all over the net and they managed to raise money, organize locally for different states, they had more power in fighting smear campaigns and eventually gain the vote of the people.
Let’s compare some numbers starting with blogs. Mc Cain had about 150 million mentions in blogs, President Obama had close to 500 million! That’s a huge difference. President Obama has close to a million friends and got 10,000 more around Election Day. McCain has a little over 200,000 friends and gained 964 more on Election Day. Obama is also leading in Twitter with about 12,000 followers while McCain didn’t reach 5000. Then we have YouTube with 134,000 Obama followers and more than 3 million on Facebook!
Thomas Jefferson used newspapers to help him earn his seat, John F. Kennedy used TV, and Howard Dean used the web for raising money, President Obama on the other hand took the web and used it to lower the cost of building a political brand and with it get closer to more people. This is a day and age where people’s identities are hooked online and that’s simply a fact. How many people can you count that you know who doesn’t have a PC, a laptop, a blueberry or a cellular phone? People want to be informed now and President Obama can get to them.
So all this Social Media networking was more on campaigning and viral marketing, what’s going to happen now that he’s president? For starters, it will now cost the white house close to $0 to get in touch with millions of Americans via all the different means they have used during the campaign. Now, President Obama has millions of names and email addresses of supporters all over the country and it doesn’t stop here, hello supporters do you smell the 2012 elections?
