I’m not going to sugarcoat this; I’m going to give it to you straight. It is extremely difficult to get approved for an institutionally (bank) funded commercial mortgage loan now-a-days. In this environment, most investors and most deals are being turned away by the banks, the insurance companies and the Wall Street brokers.
Traditional funding sources have virtually stopped funding any commercial loans that they can’t sell to the Government or to the bond market. Big financial institutions are worried about their own survival, not about making loans.
An investor or commercial property owner’s best bet for a conventional loan is through community or regional banks that have a commitment to their local economies. These smaller, centralized institutions avoided most of the derivatives and the collateralized debt obligations that have disrupted the big national players. Many are still financially sound and have enough liquidity to make small to mid-sized commercial mortgage loans.
But even the community banks have tightened their standards in response to this economy.
Here is a quick list of stipulations that most conventional lenders require before they will approve and close a commercial mortgage in today’s market.
Strong Sponsor / Borrower
The net-worth of the principle deal sponsors must be equal or grater than the requested loan amount. Further, the borrower must have liquidity (cash on hand), above-and-beyond any down payment, equal to about 9 months mortgage payments. They need a tri-merged credit score above 639 and will be required to demonstrate a track record of successful real estate management.
Large Down-Payment or Cash Position
Virtually no commercial mortgage loans are being written at above 75 % LTV (loan-to-value) and seller financed 2nd mortgages have been almost entirely prohibited.
Cash Flowing Property
The collateral property must generate sufficient net-operating-income to cover its own mortgage payment, separate and apart from the borrower. No land loans, no underperforming assets, no rehab or development loans. Stabilized income producing buildings with good tenants and long leases are the only property type banks are considering right now.
Good Location
Lenders are understandably avoiding economically depressed regions of the country. It is exceedingly difficult to find capital for deals in Michigan, Las Vegas, Florida or most of California. Properties will need to be in good locations in relatively strong areas.
Good Condition
Buildings will need to be well maintained and in good condition. Real estate with a-lot of deferred maintenance due will have to be repaired or upgraded before a conventional lender will consider lending against them.
These parameters will disqualify the large majority of conventional loan requests today. Now and for the foreseeable future, only the top tier will find institutional funding available to them. Loan requests that don’t meet the new standards will be forced to seek privately funded loans or wait until the credit markets improve.

Rarely has an historical figure been both as revered and reviled as William Tecumseh Sherman. For Northerners, Sherman is the man who almost singlehandedly brought about the end of a civil war more bloody and bitter than any war fought before or since on American soil. For Southerners, he is a monster, an arbiter of destruction more brutal and complete than any seen before or since on American soil.
To military tacticians and historians, Sherman is considered the first modern military leader, one whose “total war” on the Southern states he blazed a trail through during his vaunted “march to the sea” would be duplicated in the bombing of London by the Germans in the 1940s, the napalm attacks in Vietnam in the 1960s, and almost every other major war since the Civil War.
A graduate of West Point and a military officer, Sherman failed at both banking and law before accepting a position as the superintendent of the Louisiana State Seminary of Learning & Military Academy in Pineville, Louisiana. He was a popular and respected leader of the students there, students he would later face in battle.
Sherman left the school that would later become Louisiana State University just after the secession of Louisiana; shortly thereafter he became a colonel in the U.S. Infantry.
Sherman’s early career was noteworthy only for the ire he stirred both in his fellow Union soldiers and the press. The concerns he voiced about the preparedness of the U.S. Army in the face of the Confederate forces resulted in his being labeled “crazy” by many. He lost his appointed position, was transferred to another company, and suffered a depressive episode, during which he took leave and returned home to Ohio.
When Sherman returned to service, he was eventually placed under the command of General Grant, a fortuitous pairing. After admirable accomplishments at Shiloh, Vicksburg, and Chattanooga, Grant placed Sherman in control of the entire U.S. Army on the western front. Sherman’s strategy was thus: while Grant dealt with General Lee and the Army of Northern Virginia to the east, Sherman would wreak utter havoc on the west, beginning in Georgia, the ultimate goal the Atlantic Ocean.

Barbarity and cruelty was indeed what Sherman wrought. With an army of nearly 100,000 men, Sherman set his sights on Atlanta, and in September of 1864, captured the city. He ordered all civilians out, and proceeded to burn most of the city. This feat gave him renown, and helped to re-elect Lincoln in that fall’s presidential race.
Sherman and his men continued on toward Savannah, with Sherman boasting that he would “make Georgia howl.” His numbers now down to around 60,000, Sherman and his men descended upon the people of Georgia, using their food, animals, and whatever else needed as provisions, leaving a scorched trail of destruction in their wake. Sherman himself once estimated that he and his men caused over $100 million dollars in damage in Georgia.
And take Savannah he did. He telegraphed Lincoln shortly before December 25, 1864: “I beg to present you as a Christmas gift the City of Savannah, with one hundred and fifty guns and plenty of ammunition, also about twenty-five thousand bales of cotton.”
Sherman’s “hard war,” as he called it, was horrifying for white southerners, salvation for slaves. His goal was simple; in his own words, Sherman explained what would later become known as total war:
My aim, then, was to whip the rebels, to humble their pride, to follow them to their inmost recesses, and make them fear and dread us. Fear is the beginning of wisdom.
By declaring war not on the Confederate Army, but on the South as a whole, Sherman hastened the end of the war. The estimated $100 million dollars in damages included 300 miles of railroad, innumerable bridges, most of the telegraph lines in Georgia and later South Carolina. Travel and communication difficulties were the least of the destruction; Sherman’s armies seized approximately 5,000 horses, 4,000 mules, and 13,000 head of cattle, while appropriating approximately 9.5 million pounds of corn and 10.5 million pounds of fodder. King Cotton was attacked, as well; many cotton gins and mills were also destroyed by Sherman and his men.
Sherman’s “hard war” brought the South to its knees. The Confederacy fell soon thereafter, as much a casualties of hard war as any other factor.

The damage brought by the current housing and mortgage crunch has made buying homes much harder for low and middle-income individuals and families today. Housing Assistance Programs in Miami Beach
In the city of Miami Beach, the Miami Beach Community Development Corp. (MBCDC) is buying an apartment building built in 1924, and will renovate it to provide 34 rental units to income-eligible seniors. The plan, unveiled by the city of Miami Beach, is for the Villa Maria Apartment Building at 2800 Collins Ave, and with around $1.6 million in HOME project funds, the project is a partnership between the city and MBCDC to ensure affordable housing is available for people most in need.
This housing assistance program provides grants to fund the building, buying, and/or rehabilitating of affordable housing for rent or ownership. The grants may also provide direct rental assistance to low-income individuals. This project is part of the Community Development Block Grant (CDBG) program in Miami Beach, and the current CDBG-funded projects include building Fire Station No. 4 to serve North Beach, renovating the Miami Beach Senior Center at 610 Espanola Way, constructing the Normandy Isle Park & Pool and purchasing a new Miami Beach community health center.
North Miami Housing Partnership Provides Valuable Assistance to Home Buyers
In the city of North Miami the area’s Community Redevelopment Agency (CRA) recently signed an agreement with the Housing Partnership of North Miami, and is now processing applications for subsidies of up to $50,000 for North Miami residents who are interested in first time homebuyer assistance and purchase of units in Pioneer Gardens, and was made possible through North Miami CRA’s partnership with Biscayne Landings. Grants and subsidies are also available for single-family home rehabilitation programs as well.
How Miami’s Commissioner Thinks Of The Area’s Affordable Housing Crisis
Miami city commissioner Mark Sarnoff, thinks he has a plan to save Miami’s slumbering condo market and solve the city’s affordable housing shortage at the same time. However, the CEO of Carlisle Development Group, Matthew Greer, who heads one of the nation’s biggest affordable housing developers, disagrees with his plan. Sarnoff notes that the city should invest in cheap developer-distressed condos when discounts go desperate.
Like, for example, somewhere near the $175-per-square-foot mark. He says the best thing for government to do is just what any savvy shopper would, and that is to keep buying. The commissioner adds that if prices dip as low as $175 per square foot, government should purchase condo units and partially subsidize them for teachers, police officers and the like, as he says that a wide array of condo units are currently available in the $225 to $250 per square foot range, and he expects prices to drop in coming months.
However, Greer argues that the price-per-square-foot comparison doesn’t hold water: The Carlisle group’s affordable housing projects also includes extra support services, like a day-care center, or features like a YMCA center and landscaped parking lot. Greer adds that if the commissioner’s condo plan gains strength, it could take funding away from the rental projects that his firm specializes in, which will in effect transfer government assistance from the poor to the working middle class instead.
